Servio integration: your PMS answers the guest directly

Greetio connects to Servio and uses it as the source of truth for what is free and what it costs. Guests writing on WhatsApp, Instagram, Telegram, Viber, Facebook or your website chat get answers built from live Servio data — rooms, rates, availability, existing reservations — instead of from a description someone typed months ago. Servio is our deepest integration: it is the only one where bookings travel in both directions, with service sessions and their charges written back into the PMS rather than living in a chat log.

What happens when the PMS and the chat are separate

The data is correct in Servio and wrong everywhere the guest can see it.

The receptionist is the integration

Every date question means switching to Servio, checking, switching back and retyping. The delay is the reason the guest is already looking at another property.

Answers age faster than anyone updates them

A room goes out of service, a rate changes for the weekend. Whatever was pasted into a chat template last month keeps being sent.

Services get sold and never billed

A sauna booked over the phone reaches a notebook, not the folio. The revenue exists in the guest's evening and nowhere in Servio.

Nobody can attribute a booking to a conversation

The reservation is in the PMS, the conversation is in someone's phone, and the question "did the chat bring this in" has no answer.

How the Servio integration works

    Connect the property

    The Servio connection is set up per property and the room and rate catalogue is pulled in. Nothing about how you work inside Servio changes.

    The AI answers from live data

    Availability for the dates the guest actually asked for, the right rate for those nights, which rooms exist and what they include. If the dates are taken, the AI offers the nearest free ones instead of taking the booking.

    Bookings are prepared, not silently confirmed

    Dates, occupancy and contacts are collected in the chat and a tentative reservation is prepared. A manager confirms. A deposit link can hold the dates in the meantime.

    Service sessions go back into Servio

    Sauna, spa and activity bookings made in the conversation are synced into the service calendar, and their charges are pushed to Servio so what was sold is what gets billed.

A guest can ask about their own booking and get the answer automatically, without a manager searching for it in the PMS.

Service and activity sessions booked in the chat appear in the service calendar and are synced to Servio, with charges pushed to the PMS.

Local edits survive a sync

Changes made on the Greetio side are preserved rather than being flattened the next time data comes in from the PMS.

What it does not do

It does not replace Servio, does not run folios, cash or fiscal reporting, and does not push rates and inventory to OTAs — that is a channel manager's job.

Why the Servio integration is the deepest one

Most PMS integrations are read-only: the assistant looks up availability and stops. With Servio the traffic runs both ways — service sessions booked in a conversation are written into the calendar and their charges are pushed to the PMS, so an evening sauna sold over WhatsApp ends up on the same bill as the room. That is the difference between an assistant that describes the property and one that operates inside it.

No. Servio stays the property management system: folios, cash operations and fiscal reporting are its job and remain there. Greetio is the communication and availability layer on top of it — it reads what Servio knows and answers guests from it.
